I love doing Real Estate in Corpus Christi, Texas. We are on the coast, our city is still relatively small, not too much traffic, and there’s not a whole lot of change. However, we are seeing lots of homes going up and lots of homes on the market right now. So how do you sell your home quickly in the market that we are in today? You have probably noticed that homes are on the market longer and price reductions are everywhere. If you need to sell quickly, here’s a tip…Price To Sell. It’s not complicated. Look at your competition and and what is realistically happening in this market. Mini price reductions are not the answer. If you are only reducing a few thousand dollars here and there, you could be just wasting your time. Go all in! Put your best price forward and stay competitive.
In my opinion, help towards closing costs and realtor bonuses are nice, but when people are scrolling though properties online, they often can’t see those perks. Just reduce the price and do away with the perks because you can always negotiate to help the buyers get what they need to close the deal.
Now, I know what you are thinking…you want to get as much money as possible so why offer your best and final sale price? The market is slower right now and there are more homes for sale than buyers. Most buyers have the negotiating power. If you need more than you think you can sell for at this time, you can always rent it out, fix it up even more to look better than your comps, or you can just sit tight and enjoy the home a little longer. If none of those options sound appealing, here is where I come in.
